  1. The proposed two storey side extension, by reason of its siting, non-subservient height and bulk, and proximity to the northern side boundary, would form a poor relationship alongside no.6 Grayswood Drive and result in a cramped, overdominant and incongruous form of development that would be harmful to the spaciousness and plot rhythms of the surrounding dwellings within the Post-War Open Estates Character Area. The proposal would therefore fail to respect and improve the character and quality of the area and be contrary to Policy DM9 of the Surrey Heath Core Strategy & Development Management Policies 2012, Guiding Principles PO1 (a) and PO2 of the Western Urban Area Character Supplementary Planning Document 2012, Principle 10.3 of the Surrey Heath Residential Design Guide Supplementary Planning Document 2017 and the National Planning Policy Framework 2018.
  2. The proposed two storey side extension, by reason of its height, bulk, proximity to the side boundary and significant projecting depth beyond the front elevation of No. 6 Grayswood Drive sited to the northeast, would result in an unneighbourly form of development leading to unacceptable additional loss of light and overbearing impact upon current and future occupiers of this property, contrary to Policy DM9 of the Surrey Heath Core Strategy and Development Management Policies 2012, Paragraph 8.12 and Principles 8.3 and 10.4 of the Surrey Heath Residential Design Guide Supplementary Planning Document 2017, and the National Planning Policy Framework 2012.
