  1. The use hereby approved shall only be undertaken during the hours of 9am to 5:30pm on weekdays. The use will not operate at all on Saturdays, Sundays and Public Bank Holidays. Any deliveries to the site shall be within these hours.Reason: In the interests of the residential amenities of the neighbouring properties and to accord with Policy DM9 of the Surrey Heath Core Strategy and Development Management Policies 2012.
  2. The use hereby permitted shall be carried on only by Catto International Limited and shall not benefit the land, or any other person or company. The outbuilding and existing dwelling should not be sublet or sold independently of one another. Reason: To maintain planning control of this property and to ensure that the additional accommodation is not in any way severed from the main dwelling to provide a self-contained unit to the detriment of the residential amenities of the adjoining neighbours and to accord with Policies DM9 and DM11 of the Surrey Heath Core Strategy and Development Management Policies 2012 and the National Planning Policy Framework.
  3. The development hereby approved shall be used as an employment agency only and not for any other use within Use Class A2 nor any other Use as set out within the Town and Country Planning (Use Classes) Order 1987 (as amended) without the prior approval in writing of the Local Planning Authority. Reason: To prevent harm to residential amenity in line with Policy DM9 of the Surrey Heath Core Strategy and Development Management Policies Document 2012.
  4. The number of staff on site will not exceed 3 people (inclusive of the applicant).Reason: In the interests of residential amenity and highway safety and residential amenity and to accord with Policies DM9 and DM11 of the Surrey Heath Core Strategy and Development Management Policies 2012 and the National Planning Policy Framework.
