The proposed development shall be retained in accordance with the following approved plans: : Amended x 2 plans, site, location and block plans (010), plans and elevations (100 Rev A) received 13.08.18, unless the prior written approval has been obtained from the Local Planning Authority. Reason: For the avoidance of doubt and in the interest of proper planning and as advised in ID.17a of the Planning Practice Guidance.
  2. The existing dwelling and the existing outbuilding hereby approved shall at all times be occupied as a single and integral dwelling unit within the existing curtilage, and therefore the outbuilding shall remain as residential accommodation ancillary to the use of the dwelling currently known as 7 Hillside Crescent and shall not be let, rented or used as an independent residential unit or business premises.Reason: To ensure that the dwelling remains in single family occupation and does not give rise to harmful impacts upon the character, amenity or parking provision in accordance with Policies DM9 of the Surrey Heath Core Strategy and Development Management Policies 2012 and the National Planning Policy Framework.
  3. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking and re-enacting that Order) no gates, fences, hedges, walls, or any means of enclosure shall be erected under Schedule 2, Part 2, Class A of that Order other than along the existing boundaries defining the curtilage of 7 Hillside Crescent as shown in red on the Location Plan received 05.06.18; without the prior approval in writing of the Local Planning Authority. Reason: To prevent any sub-division of the dwelling and to accord with Policies DM9 of the Surrey Heath Core Strategy and Development Management Policies 2012 and the National Planning Policy Framework.
